Advisory Services

Pre-Construction Consultancy

Pre-Construction Advisory

Most project mistakes are made before a contractor ever sets foot on site. Budgets misread. Specifications left open. The wrong appointments made under pressure. Pre-Construction Advisory places an independent senior advisor alongside you at the precise moment those decisions are being shaped.

No contractor relationships, no volume targets, and no agenda other than your outcome. Available as a monthly advisory retainer — structured to the stage you are at, and convertible to a full appointment at any point.

01

Feasibility & Buildability Review

Early-stage assessment of project viability, site constraints, planning risk and programme. Identifying the gaps in your design and specification before they become expensive problems on site.

02

Consultant & Contractor Selection

Guidance on selecting the right appointments for your project. No referral arrangements, no conflicts of interest — solely your outcome. Pre-qualification, assessment and recommendation entirely independent.

03

Quote & Tender Review

Independent review of contractor quotes and tenders against your specification. Identifying what is included, what is not, and where the risk sits before you commit.

04

Programme & Budget Challenge

Interrogating the contractor's programme and your project budget before anything is signed. Establishing realistic baselines — not optimistic ones — so your project begins with certainty.

05

Contract Review & Negotiation Guidance

Sense-checking contracts before execution. Identifying gaps, risk transfer, missing protections and the clauses that matter most — so you sign from a position of knowledge, not assumption. Available at Tier III.

Why It Matters

The Case for Early Engagement

The majority of cost overruns and programme delays in luxury residential construction originate in decisions — or the absence of them — made before work begins. Early engagement with an independent advisor is the single most effective risk mitigation available to a private client.

80% Of project cost is committed before construction starts
More costly to resolve issues during build than pre-construction
Early Engagement is the most effective form of cost control
