You have the quotes back. They all look reasonable. Somewhere in those documents is the difference between the project you were promised and the project you will actually get — and once you sign, that difference becomes yours to pay for.
The Pre-Contract Review is a fixed-fee, independent examination of your builder’s quotation, contract terms and programme, delivered before you commit. It exists because the single most valuable hour on any residential project is the one spent before signature — and because most private clients never get access to that hour.

In full, if you appoint within 30 days
The fee is credited in full against your first month should you choose to appoint RB Consult on any advisory retainer within 30 days of delivery. If you take the report and go no further, that is a perfectly good outcome — you will simply be signing with your eyes open.
Your builder’s figures set against current market rates for comparable work — and, more importantly, what the quotation does not include. Provisional sums, prime cost allowances and exclusions are where budgets quietly fail.
The terms you are being asked to accept, in plain language: payment, variations, delay, retention and defects. Most homeowners sign a contractor’s own terms without a second look. Those terms were not written for you.
Whether the timescale you have been given is credible against the scope, the sequence and the specification — and where the pressure points are likely to fall.
A concise, plainly written document setting out what I would question, what I would negotiate, and what I would not sign without amendment. Yours to use however you wish.
Forty-five minutes to walk through the report together, answer your questions, and agree what you want to raise with your builder before signature.
Each of these is available — through the advisory retainer or a full appointment. This review is deliberately narrow, so that it is fast, fixed in price, and easy to say yes to.
If you are earlier in the process, the Advisory Retainer is the better starting point. If work has already begun, get in touch and we will talk honestly about whether there is still value I can add.
Fixed fee, five working days, no ongoing commitment. Engagements are limited, so early enquiry is recommended.
